Unlock Hidden Value: Transform Your Home with a Los Angeles Internal ADU
What is a Main Level Internal ADU?
An Internal ADU (sometimes referred to as an attached conversion) is distinct from a simple room remodel. It is the creation of a self-contained living unit entirely within the existing footprint of your home. To be classified as a compliant ADU in Los Angeles, this space must have its own private exterior entrance, a full kitchen, and a dedicated bathroom.
This type of project is particularly popular for homeowners who do not have the backyard space for a detached unit or who want to avoid the high costs of pouring a new foundation and framing a new roof. By repurposing the structure you already have, we can often deliver a high-quality living unit faster and more affordably than ground-up construction options.
The Strategic Advantages of Building Within Your Footprint
Unmatched Accessibility for Aging in Place
Main-level conversions are the gold standard for housing aging parents. By eliminating stairs and keeping the unit on the ground floor, you create a safe, accessible environment that promotes independence. We often design these units with “Universal Design” principles, including wider doorways and curb-less showers, ensuring the space remains functional for residents with mobility challenges.Preservation of Outdoor Space
In neighborhoods like West Hollywood or Santa Monica, where lot sizes are restricted, a detached ADU might consume your entire garden. An internal conversion has zero impact on your landscaping. You retain your outdoor entertaining areas, pool, and garden, maintaining the lifestyle value of the main residence while still gaining a rental unit.Cost Efficiency and Speed
Because the “shell” of the home, the foundation, exterior siding, and roof, is already in place, the construction budget is focused almost entirely on interior framing, systems, and finishes. This can result in significant savings compared to new construction. Furthermore, because we aren’t altering the building envelope or roofline, the permitting process with the Los Angeles Department of Building and Safety (LADBS) is often more streamlined, allowing you to break ground sooner.Perfect Candidates for Internal Conversion
Not every room makes a good ADU. We look for specific zones in your home that allow for natural separation.
The “Guest Wing” Conversion: Many ranch-style homes in the San Fernando Valley feature a layout where a bedroom and bathroom are separated from the main living areas by a long hallway or laundry room. This is the ideal scenario. We can seal the connection to the main house, add an exterior door, and convert an adjacent room (like a den or large closet) into a kitchen and living area.
The Master Suite Split: If you own a home with dual master suites or an oversized master wing (common in 1990s construction), we can isolate one of these suites. By adding a kitchenette and a private entrance, a 400-square-foot master suite becomes a highly desirable studio apartment.
Basement Conversions: While less common in LA than on the East Coast, homes in hilly areas like Silver Lake often have “walk-out” basements or lower levels. These are prime candidates for conversion, as they already possess the necessary egress points and structural separation from the main floor.
Critical Considerations: Engineering Privacy and Safety
Converting a room inside your house into a separate dwelling involves complex building code requirements. This is where the expertise of a General Contractor is non-negotiable.
Fire Separation is Mandatory
According to California Residential Code, an attached ADU must be separated from the primary residence by a fire-rated wall. This typically involves installing Type X drywall (5/8 inch thick) from the floor to the roof deck to create a 1-hour fire resistance rating. This ensures that if a fire starts in the kitchen of the ADU, it does not immediately spread to the main house. You can read more about these safety standards through the California Department of Housing and Community Development (HCD).
Acoustic Isolation (Soundproofing)
Living with a tenant on the other side of your bedroom wall requires serious soundproofing. We go beyond standard insulation. Ground Up Builders utilizes resilient channels, metal tracks that decouple the drywall from the studs, along with Rockwool Safe’n’Sound insulation and mass-loaded vinyl. This prevents sound vibration from traveling through the wall, ensuring that your dinner conversation doesn’t become their entertainment, and vice versa.
Utility Separation While not strictly required to have separate meters for an internal ADU, we highly recommend sub-metering your electrical and water lines. This allows you to bill tenants accurately for their usage, preventing disputes and protecting your profit margins.
Internal ADU vs. JADU: Understanding the Difference
Homeowners often confuse Internal ADUs with Junior ADUs (JADUs). While both are created within the existing walls, there are key legal distinctions. A JADU is limited to a maximum of 500 square feet and is only required to have an “efficiency kitchen” (which may not need a full stove). A JADU is also allowed to share a bathroom with the main house, although we rarely recommend this for rental privacy.
An Internal ADU, however, can be larger (up to 50% of the existing home’s square footage in many cases) and must have full, private amenities. During our initial consultation, we will assess your square footage and zoning to determine which classification maximizes your property value.
The Ground Up Builders Experience
We handle every aspect of the conversion process, ensuring a stress-free experience for our clients.
Phase 1: Feasibility and Layout
We conduct a thorough site visit to analyze your floor plan. We look for the most logical place to place the new entrance and how to route plumbing for the new kitchen without destroying your existing slab.
Phase 2: Architectural Design and Permitting
Our design team creates a floor plan that maximizes flow. We handle all Title 24 energy calculations and submit plans to the city, navigating the corrections process until the permit is issued.
Phase 3: Precision Construction
Our crews work with respect for your home. Since we are working inside your existing footprint, we use heavy-duty dust barriers and floor protection to isolate the construction zone from your daily living space. We handle all structural framing, plumbing, electrical upgrades, and luxury finishing.
