The Historic Exterior

The house got new Marvin windows and doors, all new shear walls, Santa Barbara stucco and a torch down roof. Shear wall work on a historic home is the part nobody sees and the part that decides whether the rest lasts.

A 500 Square Foot ADU That Runs on Solar

The new ADU was built from scratch at 500 square feet, with a full kitchen, laundry built into the kitchen cabinets, a quartz countertop and a full bathroom. It runs on a ducted AC heat pump with solar panels on the roof.

Moving the Power Line Off the Pool

The house needed a 400 amp main panel upgrade. The more interesting problem was the DWP drop, which used to run over the middle of the yard, directly above where the new pool was going. It was rerouted to come in behind the ADU instead. Without that, the pool could not have gone where it did.

The Pool and Hardscape

A new pool and spa, with a pool deck and hardscape built around it, on a lot that also had to accommodate a new detached structure.
