Step Out of the Kitchen, Onto the Roof
The ADU was built at the back of the lot, and it was positioned so that stepping out of the main house kitchen takes you straight onto the ADU’s rooftop deck. The grade did the work that stairs would otherwise have had to do.
Pumping Stormwater Uphill
The street sits higher than the ADU, which means stormwater had nowhere to go by gravity. Draining it back up to the street took two sets of pumps. It is the least visible part of the build and it was the hardest to solve.
Working Inside an HPOZ
Because the property is in a Historic Preservation Overlay Zone, the look had to be preserved, so the ADU is finished in all wood siding rather than stucco. Windows and doors are Marvin.
Interiors True to the Period
Inside, custom rift white oak cabinets, moldings and built ins. One bathroom was done in black and white tile with arches and a restored pink tub, toilet and sink, which is the kind of detail you either commit to fully or should not attempt.
