What Went Into the Garage
The conversion included a full kitchen and a full bathroom, with Milgard Trinsic windows and doors. A two car garage gives you a better starting footprint than most conversions, so the finished unit does not feel like a workaround.
The Harder Half of the Project
The main house on this lot was being converted from a duplex back to a single family residence at the same time. That piece was very challenging with the City of LA, and it shaped the schedule for everything else on the property, including this ADU.
One Lot, Two Approvals
Running an ADU conversion and a duplex reversion through permitting together is not common, and it is the kind of thing worth asking about before you buy a property with an existing garage.
