The Main House, Taken Back to the Frame
The house got a primary suite room addition, a custom kitchen, and two remodeled bathrooms. On the outside it was all new stucco and a torch down roof, with Milgard windows and doors throughout.
160 Square Feet, Approved as a Full ADU
The garage was the part everyone had questions about. At 160 square feet and built for a single car, it was small even by ADU standards. It went through approval and was completed as a full ADU, with a compact kitchen and a bathroom added underneath the existing house.
Two Permits, One Timeline
Running a whole home remodel and an ADU conversion on the same lot at the same time is mostly a sequencing problem. Doing them together meant one round of disruption for the owners instead of two, and one crew who already knew the property.
